All Inclusive Pricing
Many home builders attract home shoppers with artificially low “base pricing.” They expect you to add thousands of dollars to their base price in order to complete the home. We’ve taken a different home building pricing position at Joseph Douglas Homes. Our “base” pricing is complete with all those commonly overlooked items required for the construction of your home such as: building permits, survey and erosion control, excavation, backfill and grading, drive and garage stone, water & sewer laterals, all interior and exterior painting and staining, light fixtures, all flooring, site cleanup and final cleaning, and plan modifications. You only need to add your desired upgrades to our base price to determine the complete price of your home! Compare our standard base new home building inclusions with that of other builders and you will see why we call it “All Inclusive Pricing.”
At Joseph Douglas Homes, we take our pricing philosophy one step further. We’ve also included the most common upgrades as standard features in our “All Inclusive Pricing.” While the items listed above are required to make your house complete, the following items make your house a home: Hardiplank ® siding, dimensional shingles, exterior cultured stone, granite kitchen countertops, solid surface tops in master bath, rounded drywall corners, custom wall painting, wood flooring in high traffic areas, ceramic flooring in baths and laundry, Armstrong® A/C and high efficiency furnace, Heatilator® fireplace with surround, six panel pine doors, and much more. Every Joseph Douglas Home is built to the standards of both Energy Star® and Green Built®. With so much included in our “All Inclusive Pricing,” we proudly boast, “Easy To Call Home!”
Guaranteed Home Building Pricing
Builders price their homes using “base price plus lot improvements.” The base price is the fixed cost component of the home’s bricks and sticks. However, if you’re going to build, you need to fully understand the “plus lot improvements” portion of that statement. The term allowances is used by builders in construction contracts for certain items in which the final cost cannot be determined up front, such as lot improvements. During construction, any cost overruns on lot improvements have to be paid out of pocket by the customer.
At Joseph Douglas Homes, this is NOT the case. Our Guaranteed Pricing philosophy determines all costs up front for would be “allowances” and put them into the contract as a fixed price. In the event extra costs are incurred, such as subsoil problems, they are paid by Joseph Douglas Homes… not by you! The contract price is the price you pay…Guaranteed!
Energy Star® Home Construction
All homes by Joseph Douglas are not only built to Energy Star® standards but are also certified by an independent third party who insures every Joseph Douglas home conforms to the highest energy efficient standards. This is made possible by not only the highest quality construction practices but also by use of energy efficient equipment such as high efficiency furnaces, direct vent fireplaces, power vented hot water heaters, and more.

Ever conscious to our environment and consistent with our practice to utilize our resources wisely, all of our homes are built to the standards of the Green Built® Home Program.
