Many home builders attract home shoppers with artificially low “base pricing.” They expect you to add thousands of dollars to their base price in order to complete the home. We’ve taken a different home building and home remodeling pricing position at Joseph Douglas Homes. Our “base” pricing is complete with all those commonly overlooked items required for the construction of your home such as: building permits, survey and erosion control, excavation, backfill and grading, drive and garage stone, water & sewer laterals, all interior and exterior painting and staining, light fixtures, all flooring, site cleanup and final cleaning, and plan modifications. You only need to add your desired upgrades to our base price to determine the complete price of your home! At Joseph Douglas Homes, we take our pricing philosophy one step further. We’ve also included the most common upgrades as standard features in our “All Inclusive Pricing.” While the items listed above are required to make your house complete, the following items make your house a home: low-e windows, Kohler® plumbing fixtures, 200 amp service, ceiling fixtures in all Rooms, Armstrong® A/C and high efficiency furnace, Heatilator® fireplace with surround, six panel pine doors, structured home wiring system for today’s (and tomorrow’s) technology, GE® dishwasher and microwave. Builders price their homes using “base price plus lot improvements.” The base price is the fixed cost component of the home’s bricks and sticks. However, if you’re going to build, you need to fully understand the “plus lot improvements” portion of that statement. The term allowances is used by builders in construction contracts for certain items in which the final cost cannot be determined up front, such as lot improvements. During construction, any cost overruns on lot improvements have to be paid out of pocket by the customer.
At Joseph Douglas Homes, this is NOT the case. Our Guaranteed Pricing philosophy determines all costs up front for would be “allowances” and put them into the contract as a fixed price. In the event extra costs are incurred, such as subsoil problems, they are paid by Joseph Douglas Homes… not by you! The contract price is the price you pay…Guaranteed!
